Commercial Property in Oldham

Oldham still has a large stock of older mill and industrial buildings, alongside newer units at Broadway Business Park in Chadderton and offices in the Hollinwood business district by the M60. Whatever the building, the roof is one of the biggest sources of heat loss, and usually the cheapest place to stop it.

Industrial

What a workshop or industrial job usually involves

Older industrial buildings and mill conversions often have roof voids with little or no insulation, or insulation decades old that has slumped. We strip out what is there if it needs to come out, then refit to current standards.

Every job starts with a survey of the roof space, followed by a written quote per square metre that sets out what comes out, what goes in and to what depth. We plan the work around your opening hours and shift patterns, and on bigger buildings we work zone by zone so the business keeps running.

Insulating Industrial Buildings in Oldham

Industrial property around Broadway Business Park in Chadderton, the Hollinwood business district and the town centre includes everything from older mill and brick buildings to modern units. Older buildings in particular often have roof voids with little insulation, or insulation that is decades old.

Where the Heat Goes

Workshops and industrial units are often heated for long hours, sometimes with high ceilings that let warm air gather where it does no good. Where there is a ceiling with a void above it, the insulation in that void decides how much of the heat escapes, and in older buildings it is often thin, slumped or missing altogether.

What the Work Involves

Problems We Often Find

Keeping the Business Running

We plan the work around production, shifts and machinery, agree safe access with your site team, and keep the work areas below protected while we are in the void.

Commercial Loft Insulation Costs in Oldham

Commercial work is priced per square metre of roof void, typically between £3 and £12 per m². Where a job sits in that range depends on the depth of insulation, how easy the void is to reach and work in, and whether old insulation has to come out first. The examples below are worked out from that range, and the highlighted row is the type of building most typical of Oldham's commercial areas.

BuildingExample roof void areaTypical price
Workshop or industrial unit600 m²£1,800 to £7,200
Shop or retail unit120 m²£360 to £1,440
Top floor of an office building400 m²£1,200 to £4,800
Warehouse office and welfare block250 m²£750 to £3,000
Larger office building or mill floor1,500 m²£4,500 to £18,000

Examples only. Your written price comes after the survey.

What Is Included

What Moves the Price

VAT on Commercial Insulation

The 0% VAT rate on insulation only covers homes and some charity buildings, so work on commercial premises is charged at the standard rate of 20%. If your business is VAT-registered, you can usually reclaim it in the normal way.

Spreading the Cost

We offer 0% finance for qualifying businesses, so the upgrade can be paid for out of the energy savings rather than up front.

What We Check on the Survey

A good insulation job depends on what is already in the roof void and what else is up there. On every survey we check the following.

  1. Access. How we get into the roof void safely, whether through a hatch, a fixed ladder or from above, and whether walkways or crawl boards are needed.
  2. What is there now. The depth, type and condition of any existing insulation. Insulation that is damp, slumped or soiled comes out first, which is our insulation removal service.
  3. Damp and ventilation. Signs of leaks, condensation and mould, and whether the eaves and roof vents are clear. A better-insulated void runs colder, so its ventilation has to stay open.
  4. Electrics and fittings. Cables, junction boxes, downlights and transformers in the void. Fittings that are not rated to be covered need clearance, and cables buried in insulation can run warmer, so we flag anything an electrician should look at.
  5. How the ceiling is built. Plasterboard, a suspended grid or boarding. We don't lay insulation straight onto suspended ceiling tiles, so the survey decides where it should go instead.
  6. Fire separation. Compartment walls and fire barriers in the void have to stay intact. If we find gaps or damaged fire stopping, we report them so they can be put right.
  7. Asbestos. If the building went up before 2000 it may contain asbestos, and as a non-domestic building it should already have an asbestos register under the duty to manage. We ask to see it, and if we suspect asbestos or old vermiculite in the void, work stops until it has been tested. We don't remove asbestos ourselves.
  8. Pests. Droppings, nests and gnawed cables are common in warehouses, food premises and older buildings. If rats or mice have been in the void, the soiled insulation needs a proper clean-up first; see our rodent-damaged insulation service.

Rules That Apply to Commercial Buildings

Minimum Energy Efficiency Standards

In England and Wales, landlords cannot continue to let most non-domestic property with an EPC rating of F or G unless a valid exemption is registered. Since 1 April 2023 that has applied to existing lettings as well as new ones, and it is enforced by local trading standards. Roof insulation is one of the measures an EPC assessor takes into account.

Energy Performance Certificates

A commercial building needs an EPC when it is sold or let, and the certificate lasts 10 years. If yours is coming up for renewal, insulating the roof first can help the new rating.

Building Regulations

Laying insulation in a roof void does not usually need approval on its own. If the insulation is part of renovating the roof, Part L of the Building Regulations can require the renovated part to meet a minimum standard, and the work may need signing off. In Oldham that goes through Oldham Council building control or a registered building control approver. Our Part L guide explains more.

Listed Buildings

Insulating inside a roof void rarely needs planning permission, but listed building consent can apply to works inside a listed building. If yours is listed, speak to the conservation officer at Oldham Council before booking.

Common questions about upgrading business premises

Yes. Oldham is about 14 miles from our base in Cheshire, and we also cover Ashton-under-Lyne, Rochdale and Manchester and the rest of Greater Manchester.

Roof spaces and ceiling voids in offices, warehouses, shops and industrial units, including around Broadway Business Park in Chadderton, the Hollinwood business district and the town centre.

Not usually for straightforward roof-void insulation. If the insulation is part of renovating the roof, the work may need Building Regulations sign-off through Oldham Council building control or a registered building control approver, and listed buildings can need consent.

Yes. We offer 0% finance for qualifying businesses, so you can spread the cost and pay for the upgrade from the energy savings.

No. If the building went up before 2000 we ask to see the asbestos register, and if we suspect asbestos or old vermiculite in the roof void, work stops until it has been tested. Any removal is a job for a specialist asbestos contractor.

Yes. Rats and mice are common in warehouses, food premises and older buildings. Once pest control has dealt with them, we strip out the soiled insulation damp, disinfect the void and refit.

It varies with the size and use of the building, but most commercial insulation projects pay for themselves within 18 to 24 months through energy savings alone.

Commercial jobs are priced per square metre, typically between £3 and £12 depending on the depth, the access and whether old insulation has to come out first. You get a written price after the survey.

It depends on the area and the access. Smaller units are often done in a day or two, and larger buildings are worked in phases over several days or weekends. You get a timescale with the quote.

Usually not. Insulating inside a roof space is internal work that does not normally need planning permission. If the building is listed or in a conservation area, consent may be needed, and we check this as part of the audit.

Yes. We strip out wet, damaged or rodent-soiled insulation before installing new, and clean and disinfect the roof space where it is needed.

Yes. The 0% VAT rate for insulation only applies to homes and some charity buildings, so work on commercial premises is charged at the standard rate of 20%. VAT-registered businesses can usually reclaim it in the normal way.
