Commercial Property in Wigan

Wigan's commercial property includes the retail and leisure around Robin Park, the town centre, and industrial estates close to the M6 and the M58. No two of those buildings are the same, which is why every quote starts with a survey of the roof space.

Retail

What a shop or retail unit job usually involves

In shops and retail units, the void above the shop ceiling is where the heat goes. We work before opening, after closing or on quieter days, and leave the shop floor clear and clean.

Every job starts with a survey of the roof space, followed by a written quote per square metre that sets out what comes out, what goes in and to what depth. We plan the work around your opening hours and shift patterns, and on bigger buildings we work zone by zone so the business keeps running.

Insulating Shops and Retail Units in Wigan

Shops and retail units around Robin Park, the town centre and the industrial estates near the M6 and M58 range from small high-street premises to large units on retail parks. In most of them, the void above the shop ceiling is where the heat you are paying for ends up.

Where the Heat Goes

Retail units are heated through long opening hours, often with doors opening all day, so every bit of heat the building holds on to matters. A poorly insulated ceiling void lets heat rise straight out of the sales floor, and in summer the same void lets heat in, which makes the unit harder to keep comfortable.

What the Work Involves

Problems We Often Find

Keeping the Business Running

Shops need to keep trading, so we work before opening, after closing or on quieter days, protect the sales floor, and leave it clean and ready for customers.

Commercial Loft Insulation Costs in Wigan

Commercial work is priced per square metre of roof void, typically between £3 and £12 per m². Where a job sits in that range depends on the depth of insulation, how easy the void is to reach and work in, and whether old insulation has to come out first. The examples below are worked out from that range, and the highlighted row is the type of building most typical of Wigan's commercial areas.

BuildingExample roof void areaTypical price
Shop or retail unit120 m²£360 to £1,440
Top floor of an office building400 m²£1,200 to £4,800
Warehouse office and welfare block250 m²£750 to £3,000
Workshop or industrial unit600 m²£1,800 to £7,200
Larger office building or mill floor1,500 m²£4,500 to £18,000

Examples only. Your written price comes after the survey.

What Is Included

What Moves the Price

VAT on Commercial Insulation

The 0% VAT rate on insulation only covers homes and some charity buildings, so work on commercial premises is charged at the standard rate of 20%. If your business is VAT-registered, you can usually reclaim it in the normal way.

Spreading the Cost

We offer 0% finance for qualifying businesses, so the upgrade can be paid for out of the energy savings rather than up front.

What We Check on the Survey

A good insulation job depends on what is already in the roof void and what else is up there. On every survey we check the following.

  1. Access. How we get into the roof void safely, whether through a hatch, a fixed ladder or from above, and whether walkways or crawl boards are needed.
  2. What is there now. The depth, type and condition of any existing insulation. Insulation that is damp, slumped or soiled comes out first, which is our insulation removal service.
  3. Damp and ventilation. Signs of leaks, condensation and mould, and whether the eaves and roof vents are clear. A better-insulated void runs colder, so its ventilation has to stay open.
  4. Electrics and fittings. Cables, junction boxes, downlights and transformers in the void. Fittings that are not rated to be covered need clearance, and cables buried in insulation can run warmer, so we flag anything an electrician should look at.
  5. How the ceiling is built. Plasterboard, a suspended grid or boarding. We don't lay insulation straight onto suspended ceiling tiles, so the survey decides where it should go instead.
  6. Fire separation. Compartment walls and fire barriers in the void have to stay intact. If we find gaps or damaged fire stopping, we report them so they can be put right.
  7. Asbestos. If the building went up before 2000 it may contain asbestos, and as a non-domestic building it should already have an asbestos register under the duty to manage. We ask to see it, and if we suspect asbestos or old vermiculite in the void, work stops until it has been tested. We don't remove asbestos ourselves.
  8. Pests. Droppings, nests and gnawed cables are common in warehouses, food premises and older buildings. If rats or mice have been in the void, the soiled insulation needs a proper clean-up first; see our rodent-damaged insulation service.

Rules That Apply to Commercial Buildings

Minimum Energy Efficiency Standards

In England and Wales, landlords cannot continue to let most non-domestic property with an EPC rating of F or G unless a valid exemption is registered. Since 1 April 2023 that has applied to existing lettings as well as new ones, and it is enforced by local trading standards. Roof insulation is one of the measures an EPC assessor takes into account.

Energy Performance Certificates

A commercial building needs an EPC when it is sold or let, and the certificate lasts 10 years. If yours is coming up for renewal, insulating the roof first can help the new rating.

Building Regulations

Laying insulation in a roof void does not usually need approval on its own. If the insulation is part of renovating the roof, Part L of the Building Regulations can require the renovated part to meet a minimum standard, and the work may need signing off. In Wigan that goes through Wigan Council building control or a registered building control approver. Our Part L guide explains more.

Listed Buildings

Insulating inside a roof void rarely needs planning permission, but listed building consent can apply to works inside a listed building. If yours is listed, speak to the conservation officer at Wigan Council before booking.

Commercial Insulation FAQ

Common questions about upgrading business premises

Yes. Wigan is about 21 miles from our base in Cheshire, and we also cover Skelmersdale, St Helens and Chorley and the rest of Greater Manchester.

Roof spaces and ceiling voids in offices, warehouses, shops and industrial units, including around Robin Park, the town centre and the industrial estates near the M6 and M58.

Not usually for straightforward roof-void insulation. If the insulation is part of renovating the roof, the work may need Building Regulations sign-off through Wigan Council building control or a registered building control approver, and listed buildings can need consent.

We don't lay insulation straight onto suspended ceiling tiles, because it adds weight and gets disturbed every time a tile is lifted. The survey looks at the best place for it instead, and we will tell you whether that is a job we can do.

Insulation makes the void above it colder, so ventilation matters. We keep the eaves and roof vents clear, check for existing damp on the survey and tell you about anything that needs fixing first.

Yes. When the work is finished we provide documentation confirming it meets Part L of the Building Regulations, for your property records, insurance, and any future sale or lease.

Roof insulation is one of the measures an EPC assessor takes into account, though how far it moves the rating depends on the building, its heating and its lighting. Landlords should note that most commercial property cannot be let with an EPC below E unless an exemption applies.

Energy audits are free for commercial properties over 5,000 sq ft. For smaller premises, send photos of the roof void and the rough floor area through the quote form and we will come back with a price.

We specialise in keeping disruption to a minimum. We offer out-of-hours installation in the evenings and at weekends, and can work in phased sections so your business keeps running during the project.

Yes. We offer 0% finance for qualifying businesses, so you can spread the cost and pay for the upgrade from the energy savings.

No. If the building went up before 2000 we ask to see the asbestos register, and if we suspect asbestos or old vermiculite in the roof void, work stops until it has been tested. Any removal is a job for a specialist asbestos contractor.

Yes. Rats and mice are common in warehouses, food premises and older buildings. Once pest control has dealt with them, we strip out the soiled insulation damp, disinfect the void and refit.
