Reduce Business Energy Costs & Improve Working Conditions
From single retail units to multi-bay industrial buildings, we insulate commercial roof spaces across Warrington and the rest of Cheshire.
If you let commercial property, most non-domestic buildings in England and Wales cannot be let with an EPC below E unless an exemption applies, and roof insulation is one of the simpler measures an EPC assessor takes into account.

Sitting between the M6, the M62 and the M56 has made Warrington a logistics hub, with Omega and Birchwood Park among the larger business parks and offices at Centre Park in the town centre. No two of those buildings are the same, which is why every quote starts with a survey of the roof space.
In warehouses and distribution units, the roof-void work is usually over the offices, welfare areas and any mezzanine with a ceiling under it. Open sheds with insulated roof cladding are a different job, so the survey tells you which parts of your building insulation will actually help.
You get a timescale with the quote, and we agree access, working hours and any areas to keep clear before anyone arrives on site. Every job starts with a survey of the roof space, followed by a written quote per square metre that sets out what comes out, what goes in and to what depth.
Warehouses and distribution units around Omega, Birchwood Park, Centre Park and Gemini come in all shapes, from older brick warehouses to modern steel-framed sheds. Which parts of the building insulation will help depends on how it is built, which is why we start by working that out.
In a modern shed, the roof is usually insulated cladding with no loft to fill. The heat losses we deal with are in the parts with a ceiling: the office block, the welfare and canteen areas, the transport office and any mezzanine with a ceiling under it. In older warehouses with a roof void above a ceiling, the whole floor can benefit.
Warehouses rarely stop, so we plan the work around shift patterns and goods movements, take one area at a time, and agree access routes and exclusion zones with your site team before we start.
Commercial work is priced per square metre of roof void, typically between £3 and £12 per m². Where a job sits in that range depends on the depth of insulation, how easy the void is to reach and work in, and whether old insulation has to come out first. The examples below are worked out from that range, and the highlighted row is the type of building most typical of Warrington's commercial areas.
| Building | Example roof void area | Typical price |
|---|---|---|
| Warehouse office and welfare block | 250 m² | £750 to £3,000 |
| Shop or retail unit | 120 m² | £360 to £1,440 |
| Top floor of an office building | 400 m² | £1,200 to £4,800 |
| Workshop or industrial unit | 600 m² | £1,800 to £7,200 |
| Larger office building or mill floor | 1,500 m² | £4,500 to £18,000 |
Examples only. Your written price comes after the survey.
The 0% VAT rate on insulation only covers homes and some charity buildings, so work on commercial premises is charged at the standard rate of 20%. If your business is VAT-registered, you can usually reclaim it in the normal way.
We offer 0% finance for qualifying businesses, so the upgrade can be paid for out of the energy savings rather than up front.
A good insulation job depends on what is already in the roof void and what else is up there. On every survey we check the following.
In England and Wales, landlords cannot continue to let most non-domestic property with an EPC rating of F or G unless a valid exemption is registered. Since 1 April 2023 that has applied to existing lettings as well as new ones, and it is enforced by local trading standards. Roof insulation is one of the measures an EPC assessor takes into account.
A commercial building needs an EPC when it is sold or let, and the certificate lasts 10 years. If yours is coming up for renewal, insulating the roof first can help the new rating.
Laying insulation in a roof void does not usually need approval on its own. If the insulation is part of renovating the roof, Part L of the Building Regulations can require the renovated part to meet a minimum standard, and the work may need signing off. In Warrington that goes through Warrington Borough Council building control or a registered building control approver. Our Part L guide explains more.
Insulating inside a roof void rarely needs planning permission, but listed building consent can apply to works inside a listed building. If yours is listed, speak to the conservation officer at Warrington Borough Council before booking.

Common questions about upgrading business premises
Yes. Warrington is about 15 miles from our base in Cheshire, and we also cover Widnes, Runcorn and St Helens and the rest of Cheshire.
Roof spaces and ceiling voids in offices, warehouses, shops and industrial units, including around Omega, Birchwood Park, Centre Park and Gemini.
Not usually for straightforward roof-void insulation. If the insulation is part of renovating the roof, the work may need Building Regulations sign-off through Warrington Borough Council building control or a registered building control approver, and listed buildings can need consent.
It varies with the size and use of the building, but most commercial insulation projects pay for themselves within 18 to 24 months through energy savings alone.
Commercial jobs are priced per square metre, typically between £3 and £12 depending on the depth, the access and whether old insulation has to come out first. You get a written price after the survey.
It depends on the area and the access. Smaller units are often done in a day or two, and larger buildings are worked in phases over several days or weekends. You get a timescale with the quote.
Usually not. Insulating inside a roof space is internal work that does not normally need planning permission. If the building is listed or in a conservation area, consent may be needed, and we check this as part of the audit.
Yes. We strip out wet, damaged or rodent-soiled insulation before installing new, and clean and disinfect the roof space where it is needed.
Yes. The 0% VAT rate for insulation only applies to homes and some charity buildings, so work on commercial premises is charged at the standard rate of 20%. VAT-registered businesses can usually reclaim it in the normal way.
Yes, but listed building consent can apply to works inside a listed building, so speak to the council's conservation officer before booking. We can give you a specification to show them.
Many commercial buildings have insulation that is old and slumped, damaged, or too thin at 100mm or less. Upgrading to current standards of 270mm or more can save a further 20 to 30% on energy bills and is often needed to improve EPC ratings for leasing.
