Reduce Business Energy Costs & Improve Working Conditions

If you let commercial property, most non-domestic buildings in England and Wales cannot be let with an EPC below E unless an exemption applies, and roof insulation is one of the simpler measures an EPC assessor takes into account.

Stockport's commercial property includes the offices at Stockport Exchange and Cheadle Royal Business Park, and the industrial units around Bredbury. We cover all of it from our base in Cheshire, about 5 miles away, along with Manchester, Ashton-under-Lyne and Wilmslow.
In offices, the work is in the roof void above the top-floor ceiling. We can work early, late or at weekends so desks and meeting rooms stay usable, and everything happens in the void rather than in the rooms below.
You get a timescale with the quote, and we agree access, working hours and any areas to keep clear before anyone arrives on site. Every job starts with a survey of the roof space, followed by a written quote per square metre that sets out what comes out, what goes in and to what depth.
Offices around Stockport Exchange and the town centre, Cheadle Royal Business Park and Bredbury Park Industrial Estate range from converted older buildings to modern blocks, but the insulation question is usually the same: what is in the roof void above the top floor, and is it still doing its job?
In an office, warm air rises to the top floor and escapes through the ceiling into the roof void. If the insulation up there is thin, gappy or has been pushed aside by years of cabling and data work, the top floor is cold in winter, the heating runs longer to make up for it, and the same floor overheats in summer because nothing slows the heat coming through the roof.
Office work is planned around your hours. We can start early, work into the evening or come at weekends, and the work happens in the void rather than in the rooms below, so desks and meeting rooms stay usable.
Commercial work is priced per square metre of roof void, typically between £3 and £12 per m². Where a job sits in that range depends on the depth of insulation, how easy the void is to reach and work in, and whether old insulation has to come out first. The examples below are worked out from that range, and the highlighted row is the type of building most typical of Stockport's commercial areas.
| Building | Example roof void area | Typical price |
|---|---|---|
| Top floor of an office building | 400 m² | £1,200 to £4,800 |
| Shop or retail unit | 120 m² | £360 to £1,440 |
| Warehouse office and welfare block | 250 m² | £750 to £3,000 |
| Workshop or industrial unit | 600 m² | £1,800 to £7,200 |
| Larger office building or mill floor | 1,500 m² | £4,500 to £18,000 |
Examples only. Your written price comes after the survey.
The 0% VAT rate on insulation only covers homes and some charity buildings, so work on commercial premises is charged at the standard rate of 20%. If your business is VAT-registered, you can usually reclaim it in the normal way.
We offer 0% finance for qualifying businesses, so the upgrade can be paid for out of the energy savings rather than up front.
Every commercial quote starts with a survey of the roof space, because two buildings that look the same from the street can need very different work. These are the things we check.
In England and Wales, landlords cannot continue to let most non-domestic property with an EPC rating of F or G unless a valid exemption is registered. Since 1 April 2023 that has applied to existing lettings as well as new ones, and it is enforced by local trading standards. Roof insulation is one of the measures an EPC assessor takes into account.
A commercial building needs an EPC when it is sold or let, and the certificate lasts 10 years. If yours is coming up for renewal, insulating the roof first can help the new rating.
Laying insulation in a roof void does not usually need approval on its own. If the insulation is part of renovating the roof, Part L of the Building Regulations can require the renovated part to meet a minimum standard, and the work may need signing off. In Stockport that goes through Stockport Council building control or a registered building control approver. Our Part L guide explains more.
Insulating inside a roof void rarely needs planning permission, but listed building consent can apply to works inside a listed building. If yours is listed, speak to the conservation officer at Stockport Council before booking.

Common questions about upgrading business premises
Yes. Stockport is about 5 miles from our base in Cheshire, and we also cover Manchester, Ashton-under-Lyne and Wilmslow and the rest of Greater Manchester.
Roof spaces and ceiling voids in offices, warehouses, shops and industrial units, including around Stockport Exchange and the town centre, Cheadle Royal Business Park and Bredbury Park Industrial Estate.
Not usually for straightforward roof-void insulation. If the insulation is part of renovating the roof, the work may need Building Regulations sign-off through Stockport Council building control or a registered building control approver, and listed buildings can need consent.
High-grade mineral wool such as Knauf Earthwool, which performs well thermally and is non-combustible, with a Euroclass A1 fire rating.
We don't lay insulation straight onto suspended ceiling tiles, because it adds weight and gets disturbed every time a tile is lifted. The survey looks at the best place for it instead, and we will tell you whether that is a job we can do.
Insulation makes the void above it colder, so ventilation matters. We keep the eaves and roof vents clear, check for existing damp on the survey and tell you about anything that needs fixing first.
Yes. When the work is finished we provide documentation confirming it meets Part L of the Building Regulations, for your property records, insurance, and any future sale or lease.
Roof insulation is one of the measures an EPC assessor takes into account, though how far it moves the rating depends on the building, its heating and its lighting. Landlords should note that most commercial property cannot be let with an EPC below E unless an exemption applies.
Energy audits are free for commercial properties over 5,000 sq ft. For smaller premises, send photos of the roof void and the rough floor area through the quote form and we will come back with a price.
We specialise in keeping disruption to a minimum. We offer out-of-hours installation in the evenings and at weekends, and can work in phased sections so your business keeps running during the project.
Yes. We offer 0% finance for qualifying businesses, so you can spread the cost and pay for the upgrade from the energy savings.
No. If the building went up before 2000 we ask to see the asbestos register, and if we suspect asbestos or old vermiculite in the roof void, work stops until it has been tested. Any removal is a job for a specialist asbestos contractor.
