Reduce Business Energy Costs & Improve Working Conditions
Commercial loft and roof-void insulation in Blackburn for landlords, tenants and owner-occupiers, with old insulation removed and the specification agreed in writing before we start.
Cold top floors in winter and stuffy ones in summer are often a roof problem. Insulation helps both ways: it keeps the heat in when you are paying to heat the building, and slows the heat coming through the roof in summer.

Blackburn's commercial property includes the industrial estates at Whitebirk and Shadsworth, alongside older mill buildings still in industrial use. We cover all of it from our base in Cheshire, about 30 miles away, along with Chorley, Leyland and Preston.
Older industrial buildings and mill conversions often have roof voids with little or no insulation, or insulation decades old that has slumped. We strip out what is there if it needs to come out, then refit to current standards.
We plan the work around your opening hours and shift patterns, and on bigger buildings we work zone by zone so the business keeps running. Old, damp or damaged insulation is bagged and taken away under a waste transfer note before the new insulation goes in, and you get photos of the finished roof space.
Industrial property around Whitebirk, Shadsworth Business Park and the town centre includes everything from older mill and brick buildings to modern units. Older buildings in particular often have roof voids with little insulation, or insulation that is decades old.
Workshops and industrial units are often heated for long hours, sometimes with high ceilings that let warm air gather where it does no good. Where there is a ceiling with a void above it, the insulation in that void decides how much of the heat escapes, and in older buildings it is often thin, slumped or missing altogether.
We plan the work around production, shifts and machinery, agree safe access with your site team, and keep the work areas below protected while we are in the void.
Commercial work is priced per square metre of roof void, typically between £3 and £12 per m². Where a job sits in that range depends on the depth of insulation, how easy the void is to reach and work in, and whether old insulation has to come out first. The examples below are worked out from that range, and the highlighted row is the type of building most typical of Blackburn's commercial areas.
| Building | Example roof void area | Typical price |
|---|---|---|
| Workshop or industrial unit | 600 m² | £1,800 to £7,200 |
| Shop or retail unit | 120 m² | £360 to £1,440 |
| Top floor of an office building | 400 m² | £1,200 to £4,800 |
| Warehouse office and welfare block | 250 m² | £750 to £3,000 |
| Larger office building or mill floor | 1,500 m² | £4,500 to £18,000 |
Examples only. Your written price comes after the survey.
The 0% VAT rate on insulation only covers homes and some charity buildings, so work on commercial premises is charged at the standard rate of 20%. If your business is VAT-registered, you can usually reclaim it in the normal way.
We offer 0% finance for qualifying businesses, so the upgrade can be paid for out of the energy savings rather than up front.
Every commercial quote starts with a survey of the roof space, because two buildings that look the same from the street can need very different work. These are the things we check.
In England and Wales, landlords cannot continue to let most non-domestic property with an EPC rating of F or G unless a valid exemption is registered. Since 1 April 2023 that has applied to existing lettings as well as new ones, and it is enforced by local trading standards. Roof insulation is one of the measures an EPC assessor takes into account.
A commercial building needs an EPC when it is sold or let, and the certificate lasts 10 years. If yours is coming up for renewal, insulating the roof first can help the new rating.
Laying insulation in a roof void does not usually need approval on its own. If the insulation is part of renovating the roof, Part L of the Building Regulations can require the renovated part to meet a minimum standard, and the work may need signing off. In Blackburn that goes through Blackburn with Darwen Council building control or a registered building control approver. Our Part L guide explains more.
Insulating inside a roof void rarely needs planning permission, but listed building consent can apply to works inside a listed building. If yours is listed, speak to the conservation officer at Blackburn with Darwen Council before booking.

Common questions about upgrading business premises
Yes. Blackburn is about 30 miles from our base in Cheshire, and we also cover Chorley, Leyland and Preston and the rest of Lancashire.
Roof spaces and ceiling voids in offices, warehouses, shops and industrial units, including around Whitebirk, Shadsworth Business Park and the town centre.
Not usually for straightforward roof-void insulation. If the insulation is part of renovating the roof, the work may need Building Regulations sign-off through Blackburn with Darwen Council building control or a registered building control approver, and listed buildings can need consent.
No. If the building went up before 2000 we ask to see the asbestos register, and if we suspect asbestos or old vermiculite in the roof void, work stops until it has been tested. Any removal is a job for a specialist asbestos contractor.
Yes. Rats and mice are common in warehouses, food premises and older buildings. Once pest control has dealt with them, we strip out the soiled insulation damp, disinfect the void and refit.
It varies with the size and use of the building, but most commercial insulation projects pay for themselves within 18 to 24 months through energy savings alone.
Commercial jobs are priced per square metre, typically between £3 and £12 depending on the depth, the access and whether old insulation has to come out first. You get a written price after the survey.
It depends on the area and the access. Smaller units are often done in a day or two, and larger buildings are worked in phases over several days or weekends. You get a timescale with the quote.
Usually not. Insulating inside a roof space is internal work that does not normally need planning permission. If the building is listed or in a conservation area, consent may be needed, and we check this as part of the audit.
Yes. We strip out wet, damaged or rodent-soiled insulation before installing new, and clean and disinfect the roof space where it is needed.
Yes. The 0% VAT rate for insulation only applies to homes and some charity buildings, so work on commercial premises is charged at the standard rate of 20%. VAT-registered businesses can usually reclaim it in the normal way.
